Addendum to Exclusive Right to Sell Listing Agreement

- INDEMNITY. The homeowner agrees to indemnify and hold Discount Realty its owner, broker and agents, harmless from any claim and litigation arising from any of the information supplied from the homeowner to Discount Realty The homeowner understands that the information supplied to Discount Realty is being electronically disseminated to members of a local real estate board and M.L.S. system and those representations are those of the homeowner and not those of Discount Realty its owner, broker or agents.
- THE SELLER may advertise in any manner they wish to obtain a buyer.
- CANCELLATION. Seller may cancel the Exclusive Right to Sell Listing Agreement at any time for any reason. Discount Realty may cancel the agreement at any time for any reason after returning all advance fees. If the Seller obtains the buyer, the seller may not cancel this agreement with Discount Realty. Discount Realty will represent the seller for $1295.
- ADVANCE FEE. Homeowner agrees to pay Discount Realty an advance fee of $295.00 for a listing. This advance fee includes the homeowner's property being entered into the local Realtor's M.L.S. system 2 days after the date signed below and listed for sale on the Internet 5 to 7 days after the date signed below.
- EXEMPTIONS. If anything is attached to the house or property that the seller wants to take with them (ie. fan, curtains, blinds, microwaves, plants, play equipment) this should be addressed in the offer and counter offer. Please have noted in the M.L.S. listing also.
- INTERNET. The M.L.S. is downloaded once per week into realtor.com. There is always a week delay for initial input and all changes. However, the M.L.S. in online and the changes are instantaneous.
- SELLER may not use Discount Realty post for their signs.
- SELLERS are not permitted to advertise any price in writing different than M.L.S.
- SELLER grants permission to Discount Realty and other brokers to advertise their property.
- SELLER grants permission to Discount Realty to change their phone number to 702-000-000 in the computer if listing is withdrawn or expired.
- UTILITIES. Please do not turn off utilities until the day after the actual close of escrow. Not the day after the scheduled close of escrow. Have all utilities on throughout the escrow. If any of the utilities are off now, they need to be on when you enter a contract for inspection.
* A $10.00 charge will be assessed if a lock box is added after the initial visit by Discount Realty
